Land on a Tuesday and the house is already awake
Two scheduled visits a year for seasonal homes: the house made ready before you land, and properly shut down after you leave.
Seasonal homes have two days that matter and a lot of quiet months in between. The open up is the one people notice: you land, you are tired, and the house should smell right, the beds should be made, the water should have been run and the AC should have been on long enough that the place is not clammy. The close down is the one that decides what you come back to in November.
The months in between are the actual risk. A closed house in a Florida summer holds still, warm, humid air, and that is the exact condition mildew wants. It starts in the same places every time: shower corners and caulk, the washer gasket, the AC closet, the back of any cabinet on an exterior wall, and anything left in a drawer that was even slightly damp when it was shut. None of that is dramatic in June. All of it is obvious in November.

What the visit covers
- Full clean of the house before your arrival date
- Beds made up with fresh linens and bathrooms staged
- Water run at every fixture, traps refilled
- AC checked for smell and airflow, return vents wiped
- Windows, sliders and lanai cleaned so the light comes back
- Perishables cleared and the fridge wiped at close down
- Washer gasket, dishwasher and disposal cleaned and left dry
- Soft goods and linens stored so they do not sit damp
- Shower corners, caulk and grout treated before the house closes
- Photo set sent after both visits so you see the state it was left in
The maintenance visit nobody books until the year they need it
Most people book the two visits and skip everything in between, then come back to a smell they cannot place. A single monthly visit through the off season prevents nearly all of it. It is short: run the water, air the house, check the AC and the washer, look for anything starting in the usual corners, and clean it while it is still a wipe instead of a project. It costs a fraction of remediating one shower.
For owners out of state, the photo set is the part that matters. Both scheduled visits and every maintenance visit end with photos of the same rooms from the same angles. You can see the house is fine without asking anyone, and if something does need attention you find out in July rather than in November.

How far ahead should the open up visit happen?
One to two days before you land is the sweet spot. Far enough ahead that the AC has pulled the humidity down and the house is not clammy, close enough that nothing settles again. Give us your arrival date and we will schedule backward from it.
Do you have to store our linens?
No. Most people leave linens in the house and we wash, dry and store them properly at close down so they do not sit damp for six months. If you prefer, we can bring fresh sets for the open up and take the used ones away at close down.
Can you check the house after a storm?
Yes. If you want a post storm check on the schedule, we will walk the house, look for water intrusion at the usual points, photograph anything we find and send it the same day. It is not an inspection and we will not pretend it is, but it is eyes on the property inside a day.
