Rotonda is deed restricted, seasonal, and mostly outdoors

Rotonda is a community of mostly single story homes on golf frontage or canal, laid out in a circle, and a very large share of them are seasonal. That means our year here has two peaks: turnovers and standing visits from November through April, then close downs and monthly maintenance the rest of the year. The maintenance visits are the ones people skip and then regret, because a closed house here in July is a mildew experiment with a pool cage attached.

Almost every house has a lanai and most have a pool cage, and that is where the hours go. Screen frames, door channels, kick plates and the pool deck edge collect grit and pollen constantly and go black in the corners if nobody works them. Deed restrictions also mean the outside of the house gets looked at, so we keep the lanai and the entry on the standard list rather than treating them as an upsell.

How the price gets set

Every quote for Rotonda West begins with somebody standing in the actual property. A square footage figure over the phone is a guess, because two houses of the same size are completely different jobs once you see how they are lived in. You get the room by room list and one price per visit, usually the same business day.
