Boca Grande is the highest standard on our routes and the properties reflect it. Historic cottages with original wood, tile and hardware that a strong product ruins in one pass. Larger newer homes behind them with a lot of glass facing the Gulf. Almost all of it is seasonal, and much of it is managed by a caretaker or a property manager rather than the owner, which means the written scope and the photo report are not paperwork, they are how the person responsible knows the house is right.

The island runs on its own rhythm. Tarpon season fills the calendar in late spring, holidays fill it again, and in between the houses sit closed in the worst months for humidity. Access is its own job too: the causeway, the golf cart traffic in the village, and the parking rules mean the visit gets planned around the island rather than around us. Salt is relentless here, so glass, hardware, screens and door channels get real attention every visit rather than occasionally.

How the price gets set

Every quote for Boca Grande begins with somebody standing in the actual property. A square footage figure over the phone is a guess, because two houses of the same size are completely different jobs once you see how they are lived in. You get the room by room list and one price per visit, usually the same business day.
