The quote holds. The crew stays the same.
Fresh Home cleans homes, offices and vacation rentals across Charlotte, Sarasota and Lee County. You approve the number and the room list before anyone is scheduled, and the same two cleaners keep your address. Family owned, based in Port Charlotte, FL.
Fresh Home at a glance
Certificate of insurance issued to your HOA, association or property manager on request.
Licensed and insured in Florida
General liability is active and we carry it on every job, house or building. If your HOA, condo association or property manager wants a certificate of insurance naming them, send the exact wording and we have the carrier issue it straight to them.
You get the owner's phone number
The person who prices your job is the person you text when something changes. Nothing here gets handed to a subcontractor crew you have never met and cannot reach.
We arrive loaded
Vacuum, mop, microfiber, liners, every product. You never leave supplies on the counter, you are never billed for a bottle of anything, and nothing runs out halfway through a bathroom.
Cancel a house plan any time
Residential plans run visit to visit. Skip a week, move to monthly or stop completely with a couple of days of notice. No penalty, no retention call, no paperwork.
Houses in daylight, buildings after close
Three programs, three rhythms. Homes run in the day, commercial runs after hours, and rentals run to a checkout clock. What stays identical across all three is the flat price, the written list and the crew that keeps coming back.

Homes and rentals
Houses, condos, rentals, renovations and seasonal rentals. A standing visit on a fixed weekday, deep cleans that reach the trim, the tracks and the radiators, and move outs timed to a closing date.
See residential services
Commercial cleaning
Offices, medical and dental suites, salons, restaurants, retail, gyms, schools and managed properties. Evening, overnight or before opening, on a scope built from your floor plan.
See commercial servicesWhat people tell us went wrong with the last company
All four come from the same root: nothing was agreed in writing before anyone started. We settle every one of them at the walkthrough instead.
How it usually goes
The number on the invoice is not the number on the phone
Somebody quotes your house sight unseen, then the day arrives and so does an extra hour, a trip charge or a line for supplies that nobody mentioned when you said yes.
Different people every single visit
You explain the lanai door, the dog and the one floor that cannot take water, again, to strangers. You end up hovering at home during a cleaning you paid for so you would not have to.
Florida gets treated like anywhere else
Sand tracked off Englewood Beach and Boca Grande sits in the slider track. Mildew creeps along the lanai screen frame and the shower grout. Salt haze films the glass. None of that comes off with the same fifteen minutes a northern house gets.
They disappear right when season hits
November through April is when you actually need someone reliable, and it is exactly when the phone stops getting answered because everybody in town is booked and nobody tells you.
How Fresh Home runs it
One flat price, locked before we start
You see the number for the visit before anyone is scheduled, and it does not move. Add a room or add the fridge and you approve that change first. No clock running, no line items appearing at the bottom.
A written room by room list
What gets cleaned is written down and agreed with you up front, lanai and garage entry included, so there is never an argument later about whether the guest suite or the pool bath counted.
Your address keeps its crew
The same two people come back. By the third visit they know your alarm code, which slider sticks, and that the tile in the entry takes a different product than the wood in the den. You stop needing to be there.
Every product and machine rides with us
Vacuum, mop, cloths, liners, the whole kit. Nothing is billed back. If one surface in your house needs one specific product, that product lives in our vehicle from then on.
From your first message to a day you stop thinking about
Six steps. Only one of them needs you present.
Tell us about the place
Call, text or send the form. Square footage, how many bathrooms, pets, whether there is a lanai or a pool cage, how often you want us, and anything the last cleaner kept getting wrong. Two photos of the kitchen and the main bath save a phone call.
Free walkthrough
For most homes and every commercial building we come out and look, at no cost. Twenty minutes in a house. It is the only honest way to price the work and the only way to catch what a phone call misses.
One number and the written list
You get a single price per visit and the room by room list that price buys. Nothing is implied. Cut anything, add anything, and settle it before you commit to a first visit.
The first clean
Most houses start with a deep clean so the standing visits have something real to hold. If yours does not need one we say so and quote the regular visit instead. We do not sell a deep clean to a house that does not need it.
Your day, your crew
You get a fixed weekday and an arrival window, and the same people keep coming back. Offices get the same thing after hours, keyed and coded to your suite. Rentals get slotted to your checkout time.
Say it once and it sticks
Anything you flag goes on your list that day and stays there. The plan follows the property, and nothing on it changes without you hearing it first.
What we do in homes
Most houses start with a single reset and then settle into a standing visit. If yours does not need the reset, we will tell you that before you pay for one.
House Cleaning
Regular top to bottom cleaning of the rooms you actually live in, at one price you know before anyone shows up.
DetailsDeep Cleaning
Ovens, grout, tracks, vents and lanai frames: the slow work regular visits skip, done once and done all the way through.
DetailsRecurring Cleaning
A fixed weekday, a fixed price and the same two cleaners, weekly, biweekly or monthly, with nothing to sign.
DetailsVacation Rental and Airbnb Cleaning
Same day turnovers with linens, restock, a damage check and photos sent before check in.
DetailsMove In and Move Out Cleaning
Everything empty, everything open: cabinets, drawers, appliances, closets and tracks, cleaned for an inspection.
DetailsCondo and Apartment Cleaning
Buildings with front desks, elevators and vendor rules, handled without you having to chase the association.
DetailsPost Construction Cleaning
Drywall dust out of every track, vent and cabinet, in stages, so the final walkthrough is not a fight.
DetailsSeasonal Open Up and Close Down
Arrive to a house that is aired, clean and running. Leave knowing it was closed down properly.
DetailsWhat we do in buildings
Eight sectors, and the equipment, timing and training change with each one. A dental suite runs on a protocol. A gym needs a machine on the rubber floor and an overnight window before the six o'clock class.
Office Cleaning
Desks, breakrooms, restrooms and floors on a set schedule, priced by the month, against a scope you approved in writing.
DetailsMedical and Dental Office Cleaning
Operatories, waiting areas and restrooms on a fixed schedule, handled by vetted people who work from a written list per room type.
DetailsProperty Management and HOA Cleaning
Turnovers, lobbies, breezeways and make readies across multiple properties, on one schedule and one invoice.
DetailsSalon and Spa Cleaning
Stations, bowls, treatment rooms and floors cleaned after close, on a schedule that never touches an appointment.
DetailsRestaurant and Bar Cleaning
Dining rooms, bars, restrooms and the floors under everything, cleaned overnight and ready before prep starts.
DetailsRetail Store Cleaning
Sales floors, fitting rooms, glass and entries cleaned before you unlock the door.
DetailsGym and Fitness Studio Cleaning
Equipment, mats, mirrors and locker rooms disinfected on a schedule that fits between classes.
DetailsSchool and Daycare Cleaning
Classrooms, restrooms, toys and touch points cleaned daily with products safe for the kids using them.
DetailsQuestions we get asked
If your question is not here, call and ask it. We would rather tell you a smaller job is enough than sell you a bigger one.
Do you clean homes, offices, or vacation rentals?
All three, and they run as separate programs. Homes get cleaned during the day on a residential list. Offices and commercial suites get cleaned after hours with commercial equipment. Vacation rentals and Airbnbs run on a turnover checklist tied to your checkout and check in times, with a photo report when the unit is ready.
How do you price a job?
One flat number per visit, agreed before anything starts. It comes from square footage, how many bathrooms, how much of the home is actually lived in, whether there is a lanai or pool cage, how often we come, and what goes on the list. Once it is set it does not move unless you change the list.
Is there a contract?
Not on a house. Recurring residential runs visit to visit and you can stop with a couple of days of notice. Commercial buildings usually run a twelve month agreement because staff and equipment get committed to your site, and those carry a thirty day exit. Rentals run per turnover with no minimum.
Are you licensed and insured?
Yes, and it is current. If your HOA, condo association, building or property manager needs a certificate of insurance naming them as additional insured, send us the exact wording and we have the carrier issue it and send it directly to them.
Do I have to be home?
Most clients are not. Give us a code, a key or a lockbox once, we note it on your file and we lock up behind us. A lot of people prefer to be there for the first visit to walk the rooms together, and that usually makes the list more accurate.
What if something gets missed?
Tell us within a day and we come back and redo it at no charge. It works because what was included got written down before the first visit, so nobody is arguing about whether it should have been done.
Tell us about the property
The walkthrough costs nothing and nobody pitches you at it. We look, we ask what keeps going wrong, and we put the number and the list in writing. You decide after that, in your own time.
- We come out free and nothing gets signed
- A written room by room list, not a promise made on the phone
- A flat price per visit, never a running clock
- Certificate of insurance issued to your association on request
- The same crew returns to your address
- A couple of days of notice ends a house plan, no penalty

We walk it with you, agree what gets cleaned and put the price in writing. If we are not right for the job we will say so rather than quote it anyway.
