In Florida the lanai is where people actually live, and it is the part of the house most companies quietly leave off the list. Then it becomes an upcharge, or it becomes the thing you do yourself on a Saturday. We price it into the written list at the walkthrough so it happens on the same schedule as the kitchen, at a number you already agreed to.
It also gets dirty faster than any interior room and for reasons you cannot control. Pollen in spring, salt and grit blowing in year round on the coast, rain splash off the deck, and a screen that acts as a filter for all of it. Left alone the frames go black at the corners, the track fills, and the slider stops running smoothly, which is when it turns from cleaning into a repair.

Why frequency matters more out here than inside
An interior room left for a month looks dusty. A lanai left for a month has mildew starting in the frame corners and a track full of grit that is now grinding every time the door moves. The difference is that outdoor buildup is not just cosmetic, it damages things. A track that is cleared every visit takes a minute. A track that has not been touched in a year takes a brush, a product and half an hour.
This is why we would rather have the lanai on the regular list at a small addition to the per visit price than sell it as an occasional deep clean. The occasional version costs you more in total, and in between you are looking at a room you paid to have cleaned that does not look cleaned. Do you pressure wash the cage or the deck?
Not as part of a cleaning visit. Pressure washing a screen enclosure or a pool deck is a separate trade with its own equipment and its own risks to screens and seals. We clean by hand, which is what the frames and tracks actually need, and we will tell you when the job has crossed into pressure washing.
Can you clean the screens themselves?
The frames, the tracks, the kick plates and the lower panels, yes. Full screen washing at height is outside what we do on a standard visit. If a panel is damaged or the mesh has gone, we will point it out rather than cleaning around it and saying nothing.
Is it worth doing every visit or occasionally?
Every visit, and it is cheaper that way. Outdoor buildup here compounds and starts causing damage, particularly in the tracks and the frame corners. A small addition to the per visit price beats an expensive deep clean twice a year with two months of it looking bad in between.
