Sarasota is several housing markets sitting next to each other. Downtown is towers with front desks, vendor rules and a certificate of insurance required before anyone goes upstairs. West of Trail is older single family with real wood, unsealed stone and pool cages that collect a fine grit within a week of being cleared. Gulf Gate and the streets around it run smaller mid century homes with terrazzo and tile where the floors are the whole job. We price each of those differently because they are genuinely different work.

Because Sarasota is the far end of our route rather than the middle of it, the schedule matters more here than anywhere. You get a fixed day and a real arrival window instead of a loose morning, and the crew that holds your address holds it. On the commercial side we run the offices along Main Street, Ringling and Fruitville after five, because parking downtown is a scheduling problem as much as a driving one.
