- How We Work
How an account with us actually runs
Six steps from your first message to a standing visit you stop thinking about. Only one of them needs you there.
The order it happens in
None of this is clever. What is rare is writing it down and then running it the same way every week, and that is the whole point.
Tell us about the place
Call, text or send the form. Square footage, how many bathrooms, pets, whether there is a lanai or a pool cage, how often you want us, and anything the last cleaner kept getting wrong. Two photos of the kitchen and the main bath save a phone call.
Free walkthrough
For most homes and every commercial building we come out and look, at no cost. Twenty minutes in a house. It is the only honest way to price the work and the only way to catch what a phone call misses.
One number and the written list
You get a single price per visit and the room by room list that price buys. Nothing is implied. Cut anything, add anything, and settle it before you commit to a first visit.
The first clean
Most houses start with a deep clean so the standing visits have something real to hold. If yours does not need one we say so and quote the regular visit instead. We do not sell a deep clean to a house that does not need it.
Your day, your crew
You get a fixed weekday and an arrival window, and the same people keep coming back. Offices get the same thing after hours, keyed and coded to your suite. Rentals get slotted to your checkout time.
Say it once and it sticks
Anything you flag goes on your list that day and stays there. The plan follows the property, and nothing on it changes without you hearing it first.
Why the visit is priced, not the hour
Billing by the hour puts you and the people cleaning your house on opposite ends of the same clock. Every minute they work faster costs them money, and your only way to check the invoice is to stand there watching it. Nobody wants that arrangement in their own kitchen.
A flat price per visit moves that risk onto us. A slow morning becomes ours to solve. When the crew speeds up because they have learned the house, you still pay the quoted number and we keep the difference. That is the only arrangement where both sides want the same outcome.
Why the same people come back
A rotating crew starts from zero every time. They do not know which office is never used, which floor cannot take standing water, or that the gate code changed in March. The result is an average clean rather than yours, every single visit.
Your address keeps its crew and they stay on it. It makes our scheduling harder every week, and it is the single biggest reason accounts here last years instead of one season.
What happens the day something goes wrong
Something will. A room gets skipped, a lamp gets knocked, or a storm warning turns a Tuesday morning into a call at seven. What matters is the next hour, not the apology.
You call or text us directly. If it was on your list and it got missed, we come back and redo it at no charge, with nothing to debate, because the list was agreed before anyone started. If something got damaged, tell us, we document it and the insurance handles it.
How we work, in detail
If your question is not here, call and ask it. We would rather tell you a smaller job is enough than sell you a bigger one.
How do you price a job?
One flat number per visit, agreed before anything starts. It comes from square footage, how many bathrooms, how much of the home is actually lived in, whether there is a lanai or pool cage, how often we come, and what goes on the list. Once it is set it does not move unless you change the list.
Are you licensed and insured?
Yes, and it is current. If your HOA, condo association, building or property manager needs a certificate of insurance naming them as additional insured, send us the exact wording and we have the carrier issue it and send it directly to them.
Can you use products that are safe for kids and pets?
Yes, and it costs nothing extra. Ask for the gentle plan and every product on the cart changes, not only the floor cleaner. It comes up constantly in houses with young kids, cats that get on counters, and the unsealed stone that is everywhere in newer Babcock Ranch and Wellen Park builds.
Do you handle the lanai and the pool cage?
The lanai floor, the screen frames, the sliders and the tracks are all things we clean, and on this coast they need it more than most interior rooms. Say so at the walkthrough and it goes on the written list at a set price instead of turning into an extra later.
Tell us about the property
The walkthrough costs nothing and nobody pitches you at it. We look, we ask what keeps going wrong, and we put the number and the list in writing. You decide after that, in your own time.
- We come out free and nothing gets signed
- A written room by room list, not a promise made on the phone
- A flat price per visit, never a running clock
- Certificate of insurance issued to your association on request
- The same crew returns to your address
- A couple of days of notice ends a house plan, no penalty
Straight answers
Outside those hours it goes to voicemail and comes back the next business morning.

Tell us where the property is and what it needs. The list and the price come back, usually the same business day.
It starts with twenty minutes at your door.
The walkthrough costs nothing, nothing is signed at it, and it is the only step that needs you present.
