That combination brings three things inside every week: salt, sand and whatever came home from the boat. The outdoor shower, the entry, the lanai threshold and the laundry are the four places that decide whether the rest of the house stays clean, and they are on the list by name.

A large share of the properties here are second homes or short term rentals staged for people who arrive with fishing gear and beach chairs. Turnovers get scheduled against real checkout times, not a standing weekday, and every one ends with a photo set. For the seasonal owners, the pattern that works is the same as on the keys: full service November through April, close down in spring, and a monthly visit through the summer so the house is not fighting humidity alone.

How the price gets set

Every quote for Placida begins with somebody standing in the actual property. A square footage figure over the phone is a guess, because two houses of the same size are completely different jobs once you see how they are lived in. You get the room by room list and one price per visit, usually the same business day.
