A condo is two jobs. The unit is straightforward. The building is where people get stuck. The harbor buildings in Punta Gorda and nearly every association on Manasota Key, Gasparilla Island and Palm Island want a certificate of insurance naming them before a vendor is allowed upstairs, and several want the service elevator reserved and a window booked with the front desk. We handle all of that directly with management so you are not the one relaying messages.

The units themselves have their own pattern. Glass is the main event, because a water view that has salt haze on it is not a water view. Sliders and their tracks collect sand from every trip to the beach and every open door. Balconies and lanais get a fine grit that blows in constantly. And the mechanical closet and the AC return matter more than in a house, because in a sealed unit anything that grows in there ends up in every room.

Seasonal units and the empty months

A lot of the condos we clean sit empty from May to October. An unoccupied unit in a Florida summer is not a low maintenance unit. Still air plus humidity is exactly what mildew wants, and the places it starts are predictable: shower corners, the caulk behind the tub, the AC closet, the inside of the washer, and any cabinet that backs onto an exterior wall. A monthly maintenance visit through the off season costs a fraction of the deep clean it prevents.

For owners who are not in Florida, we run the open up and close down as scheduled visits with a photo set both times. Before you arrive: the unit gets cleaned, the water run, the AC checked for smell, the linens refreshed. After you leave: everything cleaned, perishables cleared, and photos sent so you know exactly how the unit was left.

Can you get the certificate of insurance for my building?

Yes, and it is routine. Send us the association or management company name and the exact wording they want on the certificate. We have the carrier issue it and send it directly to them, and we keep a copy on your file so renewals do not become your problem.

Do you clean the balcony and the screens?

The balcony or lanai floor, the rails and the screen frames are all standard for us. Exterior glass above the ground floor depends entirely on the building, since most associations have rules about what a vendor can do from a balcony. Tell us the building and we will find out.

My unit sits empty all summer. What do you recommend?

A monthly visit through the off season, mostly aimed at humidity: run the water, check the AC, air the unit, and clean the places mildew starts before it starts. It is a shorter visit than your in season cleaning and it is far cheaper than remediating a shower in October.
