Port Charlotte is a platted grid of mostly single story concrete block houses, a very large share of them on saltwater canals and a very large share of them empty half the year. Both facts change the job. A canal house takes salt air on every window, every slider track and every piece of exterior hardware, and a house that sits closed through a Florida summer grows mildew in shower caulk and washer gaskets whether or not anyone was messy.

The other thing that defines this town is how much of it has been rebuilt. New drywall, new flooring, new cabinets and new lanai screens are everywhere, and construction dust does not leave when the trades do. It sits in slider tracks, AC returns and the top of every door casing and keeps landing on finished surfaces for months. Being based here means a walkthrough this week is realistic instead of something we promise and push, and it means our commercial routes on US 41 and Kings Highway are five minutes from the door.
