A move out clean is judged by a person with a clipboard and a financial interest in finding something. That is a different bar than a regular visit. Every cabinet gets opened and wiped inside, every drawer comes out, the oven and fridge get done properly, and the closets and shelving get cleaned rather than glanced at. The places that decide a security deposit are the places that get the time.

Around here the schedule is usually the hard part, not the cleaning. Closings move, walkthroughs get set for the morning after the truck leaves, and a seasonal tenant checks out the same week the next one arrives. Tell us the date that actually matters and we schedule backward from it. If you are cleaning a place you are moving into, we do it before your furniture lands, which is the only time the insides of those cabinets will ever be reachable.

Timing it against a closing or an inspection

The clean has to happen after the last box leaves and before the walkthrough, and that gap is usually one day. Book as soon as you have a date, even a tentative one, because that window is the first thing to fill in season. Moving the appointment later costs you nothing, and having it on the calendar is what keeps you from calling six companies on a Tuesday afternoon.

If a landlord, property manager or association has a written move out standard, send it with the booking. We will build the list from their document instead of ours, which removes the argument entirely. For buyers, tell us if the seller left anything behind and whether the utilities are still on, because both change how the day gets planned.

Should the house be empty before you clean?

Completely empty is best and produces a much better result, because the insides of cabinets and closets and the floor under furniture are exactly what an inspection looks at. If a few boxes are still there tell us where they are and the crew will work around them.

Do you clean the garage and the lanai?

They are quoted separately because both vary enormously. A swept garage with a wiped utility area is quick. A garage with twenty years of shelving dust is a different job. Tell us at the walkthrough and it goes on the written list at a set price.

Can you do it on a weekend or at short notice?

Often yes, and closing weeks are exactly when people need it. Saturday is the busiest day we run, so call as early as you can. If the date is fixed by a closing, say so when you call and it gets prioritized over flexible bookings.
