Work that crosses every sector

Some jobs do not belong to a single kind of building. These either sit inside an existing program or stand on their own.

What a commercial agreement here actually contains

Nobody managing a building needs a brochure. They need to know what was promised, who is walking in, and who answers the phone the night something goes wrong.

  • A scope written out area by area and task by task
  • One contact on a direct number, never a ticket queue
  • The same crew assigned to your building each night
  • Restrooms serviced and restocked against a written count
  • Insurance in force, certificate issued on request
  • Keys, fobs and codes tracked in writing
  • A monthly walkthrough with whoever runs the building
  • Thirty days notice to end it, applying to both sides

Need the certificate of insurance before we start? Ask for it on the form and it goes to your association or property manager the same week, naming them if that is what they require.

FAQ

Commercial questions

If your question is not here, call and ask it. We would rather tell you a smaller job is enough than sell you a bigger one.

How do you price a job?

One flat number per visit, agreed before anything starts. It comes from square footage, how many bathrooms, how much of the home is actually lived in, whether there is a lanai or pool cage, how often we come, and what goes on the list. Once it is set it does not move unless you change the list.

Is there a contract?

Not on a house. Recurring residential runs visit to visit and you can stop with a couple of days of notice. Commercial buildings usually run a twelve month agreement because staff and equipment get committed to your site, and those carry a thirty day exit. Rentals run per turnover with no minimum.

Are you licensed and insured?

Yes, and it is current. If your HOA, condo association, building or property manager needs a certificate of insurance naming them as additional insured, send us the exact wording and we have the carrier issue it and send it directly to them.

Which areas do you actually cover?

Charlotte County first, then south Sarasota County and north Lee County. Port Charlotte, Punta Gorda, North Port, Venice, Englewood, Rotonda West, Placida, Babcock Ranch, Nokomis, Osprey and Sarasota, plus Boca Grande on Gasparilla Island, and Cape Coral and Fort Myers across the bridge.

Tell us about the property

The walkthrough costs nothing and nobody pitches you at it. We look, we ask what keeps going wrong, and we put the number and the list in writing. You decide after that, in your own time.

  • We come out free and nothing gets signed
  • A written room by room list, not a promise made on the phone
  • A flat price per visit, never a running clock
  • Certificate of insurance issued to your association on request
  • The same crew returns to your address
  • A couple of days of notice ends a house plan, no penalty

First, what brings you here?

Nothing is resold and nobody else receives your number. Your phone and email are used to price this one job. Sending the form books nothing, we confirm with you first.

Send the floor plan and your hours. A written scope comes back.

Every commercial quote follows a walkthrough with whoever runs the building, and it lands in writing with the task list attached.
