Almost everything here is under a decade old and a lot of it is under a year. New construction carries a specific problem that has nothing to do with how the builder worked: drywall dust does not leave when the trades do. It hides in slider tracks, AC returns, the top of every door casing and the inside of every new cabinet, and it keeps reappearing on finished surfaces for months if it was wiped instead of vacuumed out properly the first time. We handle that as post construction work, top down and with the right filtration, before any recurring plan begins.
After the first clean these houses are straightforward, and the thing to get right is the surfaces. Builds here come with a lot of unsealed quartz, engineered stone and luxury vinyl, all with manufacturer requirements that a general purpose spray ignores. We check them at the walkthrough and match the product, because a dulled counter in a two year old kitchen is not something you can clean back. Gate access and community rules get settled once and stay on your file.
